How Does It Work?

Each Habitat applicant is reviewed for eligibility and commits to contributing at least 300 hours per adult, aged 18 or older who will live in the house, (known as sweat equity) toward the building of their future home and the homes of other partner families. Most of these hours are devoted to building houses, but some may be accrued doing office work, talking to groups about Habitat, or in other activities that benefit Habitat or help prepare the applicants for the responsibilities of homeownership. Relatives and friends can help accumulate necessary hours on behalf of the selected family. However, 150 hours must be completed by each applicant and those 18 or older who will be living in the house. Monthly house payments are typically $300-$400 per month. This includes mortgage repayment, taxes, and insurance, with no-interest mortgages lasting for approximately 20-25 years.

Who Qualifies?

Partner Families must meet several qualifications:

1. Be a resident of either Lancaster or Northumberland counties for a minimum of one year.

2. Be a U.S. citizen.

3. Be currently living in inadequate shelter defined as an unsafe structure, lack of water or heat, overcrowding, and similar circumstances.

4. Be ineligible for home mortgage financing through other financial institutions in the amount needed for a Habitat house (building costs).

5. Have the ability to pay closing costs and make mortgage payments over a number of years.

6. Show a willingness to partner with Lancaster/Northumberland Habitat by committing to at least 300 hours of sweat equity for each family member, aged 18 or older, who will live in the house.

7. Attend training in areas such as, home ownership, budgeting, legal issues and energy efficiency.

8. Demonstrate financial responsibility through credit references.

9. Provide references from creditors, employers, etc.

10. Show proof that the family income is more than 30% of the Lancaster County area median income and is not more than 60% of the Northumberland County median income which in 2009 for a family of 4 was a minimum of $17,500 and a maximum of $40,080. Contact us for more details.
